Terms of Agreement - "Agreement"
I. PROPERTY INSPECTION
- Before payment is made, the Buyer may request to inspect the Property to examine any furniture and fittings present within, and to ensure that any amenities promised by the Seller are present in the Property. The Seller will comply with this request, and make reasonable efforts to accommodate the Buyer in scheduling the inspection.
During the inspection, any notable furniture or fittings (such as safes, lockers, and so on) will be written down and marked as Additional Property in the section above. Once the inspection is completed, the Seller may not remove, or otherwise make any modifications to the Property without the express written consent of the Buyer.
The Buyer may waive their right to perform a House Inspection by giving notice as such to the Seller, but they acknowledge that in doing so the Seller is not bound by the previous paragraphs in this section, and may make any modifications to the Property up until the point of sale.
II. PAYMENT
- The Buyer will pay the Seller $2,750,000 at the time of purchase for the Assets.
III. SALES TAX
- In the State of San Andreas, failure to pay sales tax is a misdemeanor crime. The Seller will have the sole responsibility, upon receiving payments from the Buyer, to document both the receipt of the payments as well as their payment of the sales tax at City Hall.
IV. PROPERTY DEED
- The Seller shall transfer the Property Deed to the Buyer at the moment of the payment.
V. SEVERABILITY CLAUSE
- If any part of this Agreement is found to be unenforceable, the rest of this Agreement will remain enforceable while section in question will become void.
VI. DISPUTE RESOLUTION CLAUSE
- If a dispute arises out of or relates to this Agreement, and the dispute cannot be resolved by negotiations between the Parties, the Parties agree first to try in good faith to resolve the dispute via mediation before resorting to either arbitration or litigation. The Parties hereby agree to utilize the Public Notary of the State of San Andreas as their chosen form of arbitration or litigation.
VII. JURISDICTION
- This contract was drafted following the Penal Code and guidelines of the State of San Andreas, whose courts shall have sole jurisdiction over any and all disputes that may arise, subject to the Dispute Resolution Clause of this contract.
VIII. NON-COMPETE CLAUSE
- The Seller acknowledges and agrees that for a period of six (6) months following the execution of this purchase agreement, they shall not, directly or indirectly, engage in or participate in the ownership, management, operation, or control of any coffee establishment business that is in competition with Cool Beans Corporation and/or its subsidiaries within a 1-kilometer radius of any current or future Cool Beans Corporation and/or its subsidiaries' location.
IX. TERMINATION
- Before the payment is made, this contract may be terminated unilaterally by either Party at any point. After the initial payment is made, this contract may only be terminated by the written consent of both Parties.

Hello, I'd like to add the following licenses:
GRBL:04 - Fuel Retailer
I have recently become owner of the old 68Gas Fuel Station on 56, Route 68.
All licenses connected to Cool Beans LSPG can be transferred over to the Fuel Station. It is currently named PhoenixFuels.
If possible, the gas station can be placed under Phoenix Construction, an existing business of ours.
Should there be anything else that we need to take care of to be able to continue operations, I'd love to hear about it.
